Property development is a smart way to get your money working harder and faster but there’s a lot to take into consideration. 

Sintra knows that just as you are unique, so too is every development project. Important points to look at are the size, elevation and aspect of the site or property. Then there are the surrounding homes, neighbouring community and local amenities – it could be
anything from a ‘young’ area to a place that attracts retirees, or perhaps a more family-oriented suburb.

Different sites suit different development types
If it’s a vacant block, what type of construction will have the most market appeal? If there is an existing dwelling do you retain all, some or none of it? Can you
create more than one home such as a duplex or townhouses?
Sintra will look into details such as local demographics. For instance, if you want to attract young families, a floor plan with bedrooms on the same level appeals more. If it’s for older couples with teenagers, they may prefer bedrooms for the kids are on a separate level.

Sintra Developments doesn’t have a standard design that is replicated for every new project. We treat each development as we do each of our clients, as an individual.

New Constructions

 
Purchasing vacant land and then building residential property means you’re starting from scratch. So you’ll benefit from the sound planning, advice and expertise that Sintra can provide.

Subdivisions


This usually involves purchasing a block of land and dividing it 
into multiple blocks to sell or to build properties on the newly subdivided land.

Splitters


A Splitter is a type of subdivision but generally the site is 809m2 or more and situated 5 to 10 km from the CBD. It will often have an old house on it that can be demolished. You then subdivide and turn one block of land into two.

Sliders


A Slider is a large block of land with an old home on it. If the site can be subdivided into two, the old home is then moved or ‘slid’ across to one block and renovated while a completely new home is built on the other block.

Units & Townhouses


When a development site is zoned low to medium residential (LMR) it may be profitable to build a unit block or townhouses.

Why tear down the old and start anew if it’s more cost effective to renovate a property to increase market value or rental returns?

Another option is buying an existing unit block, renovating and strata titling the units, and selling them off individually.
